Manekin, LLC has negotiated the $7.125 million sale of 332 Clubhouse Lane,a 71,578-square-foot flex building in Hunt Valley, Md. Originally built in the 1970s, the property is located just north of the Warren Road exit of I-83.
The buyer was System Source:Baltimore’s largest provider of computer sales, rentals, training, network configuration and website design. System Source has been the building’s primary tenant for the past seven years, occupying approximately 42,745 square feet.
Manekin Vice President David Paulsonwas the sole broker in the transaction, representing System Source in direct negotiations with First Industrial Realty Trust, Inc., of Chicago, the building’s owner.
“In this market, the sale of a 70,000-square-foot building is quite significant and it happened very quickly,” said Paulson, noting that the transaction took less than 90 days to close, from start to finish.
“We had a savvy buyer and a willing seller that was amicable to work with during the transaction,” Paulson added.
