Investment Sales

Manekin offers complete Sales and Brokerage services to institutional and private owners. Their satisfaction with the return on the investment Manekin provides is evidenced by our high percentage of repeat customers.

The Investment Services team follows a specific, well-coordinated process that includes:

  • Complete financial analysis utilizing industry-standard ARGUS© software
  • Capital markets monitoring to remain current regarding yields and investment activities, as well as “market makers” and the properties they are pursuing
  • Providing extensive market research and pre-sale due diligence that focuses on maximizing value and timing
  • Creating dynamic exposure for the property through aggressive marketing in all appropriate media, including electronic, web, print and custom-designed collateral pieces
  • Transaction monitoring with appropriate client communication

By utilizing the full service talents of other Manekin divisions, Investment Services can identify excess developable land with intrinsic value, bring favorable vendor pricing to bear on behalf of the client, provide accurate construction estimates for small or large scale additions, and identify development impediments such as county zoning policy or guidelines.

The Investment team is also well-suited to serve clients in the long-term planning of their estate property portfolio or assist with the disposition of property in the settlement of estates.

Investment Acquisitions

  • Financial Services: Manekin Investment Services can assist with arrangements for financing options - whether it’s a sale-leaseback, corporate credit financing, a joint venture, or a limited partnership, we can help design and locate the ideal transaction.
  • Public-Private Partnerships: Increasingly, real estate transactions involve leveraging sources of public money to create a complex package of funding for property acquisition, which may include various tax credits including historic preservation, brownfields, and green design / LEED certified.
  • 1031 Exchanges: Manekin provides services in support of 1031 exchange candidates for either disposition or acquisition of assets.

Advisory Services

  • Manekin’s Investment Service professionals specialize in property evaluation and analysis of market trends and opportunities in all regions and for all product types. The team is frequently called on to consult on:
  • Strategic Portfolio Evaluation: Is the portfolio positioned correctly for sale? If not, what needs to occur for the correct position to be achieved?
  • Opinions of Value: The value of a property in as-is condition or the value as improved either through a physical addition and/or additional leasing
  • Asset Repositioning: Identifying a property’s “highest and best use” can unlock value in an asset that is underperforming due to changes in the market, loss of a major tenant, or the need to implement capital repairs. Manekin’s detailed analysis of zoning regulations, regional and local demographics, rental rates and other market conditions, enable us to provide a strategic vision and plan execution for any property.
