The Process

The development team assists clients by identifying potential financing and
helping to facilitate the documentation necessary to complete the transaction.
Manekin follows a systematic approach to assess their clients’ needs,
as well as the project’s opportunities:
The planning phase:
- Assist with the feasibility study
- Assist with rezoning including selection and oversight of zoning attorney
- Work with the client to assemble the most highly qualified team within
the area of expertise required
- Develop and monitor a project schedule to ensure delivery date and early
identification of schedule changes
- Develop and monitor the project budget to ensure predictability in project
cost and early identification of any variances
- Track the review process for all permitting and obtain necessary approvals
- Recommend soil boring locations and review report
- Commission traffic study and review before submission to local governments
The construction phase:
- Provide value engineering for cost effective design
- Oversee the construction process
- Develop and monitor the project budget and lead regular progress review
meetings
- Review and approve all invoices and prepare monthly draw
- Facilitate commissioning of building for ongoing operations.
