Tenant Representation

Manekin serves as a strategic partner providing a thorough assessment of the client’s real estate needs and developing a careful plan for relocation or expansion. Sample Project Histories:

  • Manekin was contacted by a tenant after receiving a lease renewal proposal. Without current market data, the tenant was unable to discern if the offer and its terms were at a market rate and fair to him. The business of the tenant required board approval and the services of professional provided a layer of insulation between the tenant and the landlord. After further negotiation, Manekin succeeded in a obtaining a rent reduction and an increase in landlord-contributed tenant improvement dollars. The awareness of current market conditions via recent transactions created leverage for the tenant. By enlisting the professional brokerage services of Manekin, savings in excess of more than two million dollars over the term of the lease resulted.
  • Manekin represented a tenant with a good problem to have: a significant growth trajectory. Housed in five different locations, with four different landlords and staggered lease terms for the 125,000 square feet of space, the tenant was faced with a complicated dynamic. Working diligently with the tenant’s CFO, Manekin was able to deliver co-terminus leases and relocated critical functions into a reduced 97,000 square feet space, creating leverage for the tenant in advance of the next renewal opportunity.

Sample project histories:

  • Manekin was hired for property management and leasing services by an institutional owner who had foreclosed into an ownership role in a suburban office building. Manekin quickly assessed the condition of the building and the current state of the market and determined that, with a well conceived and executed capital improvement program, a stronger leasing velocity and higher rents could be achieved. In conjunction with the Construction division, the lobby, exterior façade and commons areas were renovated. The leasing team successfully re-branded the property and drove rents two dollars above pro forma in less than one year. The subsequent spike in value was harvested by Manekin’s Investment Services team, who coordinated an immediate re-sale at a substantial profit to the owner.
  • A downtown office tower faced the departure of its largest tenant – a blue chip law firm occupying 13 floors. Manekin’s leasing and management teams had handled the property since inception and an asset plan was devised up to address the two year notice of departure. After the team completed its financial analysis, the landlord accepted the recommendations of the leasing team that a conference center and concierge floor added and a full service fitness center be created. After an upgrade to the lobby via renovation, and a successful re-introduction of the asset to the business community, the leasing team was able to backfill the vacant floors in an efficient manner over just 30 months. Manekin’s recommendations and successful executions were critical to the leasing success that was achieved.
